General FAQs

1. If purchaser who is an LLC or Trust is pulling funds from a bank account say cash, and the account is with an institutional lender already from which they are withdrawing, does the agent have to report on that? Or, does the lender already have the responsibility to vet and report on the members and beneficial owners?
2. If the purchase is being financed with cash and a mortgage from the institutional lender that reports, does the agent have to report the transaction because of the cash portion that is non-financed? Or, is the entire transaction already reported because a portion of the acquisition financed by an institutional lender, say BofA or Chase, and they already report the entire transaction?
5.Developer buys a large agricultural plot of land, maybe a single parcel, or multiple parcels, and will eventually build homes. They have to do a report? If so, just a single report if they buy in bulk?
4. What if someone buys agricultural land with no intent to build 1-4 family residential?
